This property is a duplex with ample parking located in the rear of building. Please park parallel to the building with all vehicles. Please use caution around the green trash dumpster and ensure the area in the front of the dumpster is not obstructed.
Trailers should be backed in between the two fences lining the perimeter of the backyard which contain the dumpster.
You are allowed two vehicles OR one truck and one trailer at the property for off street parking.
The City of Berlin, NH maintains a parking ban that began on Friday, November 1st and remains in effect through April 1st. The city does not allow parking on city streets between midnight and 7:00 a.m.
A snow removal company is contracted to clear the driveway and parking area during a storm with significant accumulation. While the contracted company does clear the driveway and parking area frequently, we do provide a shovel and a salt bucket for use by our guests just inside the main entryway.
Should you have any concerns regarding plowing or snow removal during your stay, please don't hesitate to give us a call or send us a message.
This duplex has its entrance located on the rear of the building, just off of the parking area. The main entryway door to the common area is unlocked. To reach this unit, please enter through the main door. Proceed down the hallway, and the entrance for the apartment will be on your left hand side.
Our properties utilize state of the art electronic smart locks with individual codes assigned to each guest. You will receive an automated email shortly after booking from Lockstate communicating the code for your stay and instructions for use. You will receive this email at the address you have on file with your booking platform. If you do not receive this email, please let us know as soon as possible. Check in begins at 3pm. Your code becomes active at this time, allowing you to enter the property. There is no need to check in with anyone in person prior to entering.
Please ensure you follow all instructions to unlock the door that are provided in the email from Lockstate. The lock will beep and flash a green light as it is unlocking. Please wait for the light to stop flashing and the beeping noise to stop before you attempt to open the door. For additional assistance gaining entry to the unit, please press the button on the Ring doorbell, and we would be happy to assist you.
Guest rules and some instructions are posted inside the entry door. Please ensure you review these upon check-in.
In this unit, you will find a queen size bed in the bedroom. This bedroom has a thermostat controlled wall mounted space heater for added comfort in the winter. In the living room, there is a full sized sleeper sofa. Sheets and blankets for the sofa are located in the wooden storage bench in the living room. Pillows for the futon are located in the bedroom closet.
This unit features smart TV's provided for guest use in the bedroom and the living room. The provider of the television service is YouTube TV, Google’s latest streaming TV product. Over 60 channels are available including a cloud based DVR. You will find an identical setup for all TVs.
This unit features a bathroom with a tub/shower combination. We provide you with shampoo, conditioner, and body wash for your use (located in bottles inside the shower). Towels, washcloths, and hand towels sufficient for your party are located on a shelf inside the bathroom. A hair dryer and additional toilet paper are located under the bathroom sink.
This unit features a washing machine and dryer. We provide laundry detergent and dryer sheets for your use. There is also a laundry hamper available for your use. Please place any soiled linens or towels inside the hamper at the conclusion of your stay.
In the kitchen, a full complement of pots, pans, cooking utensils, silverware, plates, cups and dishes are provided. The unit is also furnished with a full set of kitchen appliances, including a dishwasher. Several dishwasher tablets are provided for your use under the kitchen sink. We also store several cleaning supplies under the kitchen sink for your use. A dish drying rack, sponge, and dish soap are provided for hand washing dishes. Also provided is a K-Cup coffee brewer with coffee, tea, cream, and sugar, which is located on the kitchen counter. A toaster oven is also provided.
The trash cans are located in a slide out cabinet in the kitchen island. Additional trash bags are located under the sink and any full trash bags may be disposed of in the green dumpster.
This unit utilizes an efficient single unit Rinnai gas heater. To adjust the heat, simply open the panel on the top right hand side of the unit and use the up or down arrow to adjust the temperature. During the winter months, please turn the heat down to 60 degrees when you leave for the day and at the conclusion of your stay.
During springtime, please do not turn off the heat; simply turn down the temperature to the lowest setting. We can see very drastic temperature swings in the White Mountains with moderate temperatures during the day and very low temperatures at night.
A window air conditioner is provided in the living room during the warmer months. A pedestal fan is also provided for the bedroom year round.
In order to ensure that we can appropriately clean the unit in time for the next guest (often arriving on the same day as your check out), please ensure you are out of the unit at or prior to the check out time of 10am. If you happen to need more time, please contact us well in advance for prior approval. Please ensure any dirty towels are placed in the laundry hamper, all dishes have been cleaned (using either the dishwasher and provided dishwasher tabs or the sponge and dish soap), and the unit is in generally good shape.
A large green dumpster is located off of the parking lot in the rear of the building. Please dispose of any full bags of trash in this dumpster. Additional trash bags can be located under the kitchen sink.
If something should happen to have broken during your stay, please contact us to report the damage as soon as possible. We want to ensure that the place is just as enjoyable for our next guests as it was for you.
