This property is a single family home with ample parking located in the driveway near the garage (off of Lancaster Street). You are allowed two vehicles at the property for off street parking OR one truck with a trailer. If you have parking needs above and beyond that, please contact us prior to your arrival.
The City of Berlin, NH maintains a parking ban from November 1 through April 1 each year. The city does not allow parking on city streets between midnight and 7:00 am during the parking pan period
A snow removal company clears the driveway during storms with significant accumulation. While the snow removal company does clear the driveway and parking area frequently, we also provide a shovel and a salt bucket for use by our guests, which is located in the laundry room (rear door entrance).
Should you have any concerns regarding plowing or snow removal during your stay, please don't hesitate to give us a call or send us a message.
This property has three entrances that can be used:
A door is located off the front porch on Derrah Street that enters into the dining room.
A door is located off of the side porch on Lancaster Street near the driveway that enters into the kitchen.
A door is located in the rear of the house near the garage that enters into the laundry room.
Our properties utilize state of the art electronic smart locks with individual codes assigned to each guest. You will receive an automated email shortly after booking from Lockstate communicating the code for your stay and instructions for use. You will receive this email at the address you have on file with your booking platform. If you do not receive this email, please let us know as soon as possible. Check-in begins at 3pm. Your code becomes active at this time, allowing you to enter the property. There is no need to meet with anyone in person prior to entering. Your code will terminate at the checkout time of 10am on the date of your departure.
Please ensure you follow all instructions to unlock the door that are provided in the email from Lockstate. The lock will beep and flash a green light as it is unlocking. Please wait for the light to stop flashing and the beeping noise to stop before you attempt to open the door; attempting to open the door prior to the lock disengaging can cause damage to the door and the lock. For additional assistance gaining entry to the house, please press the button on the Ring doorbell, and we would be happy to assist you.
Please ensure that all entry doors are locked prior to leaving the house at all times during and following your stay.
Guest rules and some instructions are posted inside each entry door. Please ensure you review these upon check-in.
In this property, you will find two bedrooms, each with a queen memory foam mattress with cozy bedding. In the living room there is a queen sleeper sofa. Bedding is located in the living room storage benches and pillows can be located in the built in cabinet under the TV.
This home features smart TVs provided for guest use in all bedrooms and the living room. The provider of the television service is Philo, a streaming TV product. Over 60 channels are available including a cloud based DVR. You will find an identical setup for all TVs.
This property features a bathroom with a tub/shower combination. We provide you with shampoo, conditioner, and body wash for your use (located in bottles inside the shower). Six sets of towels, washcloths, and hand towels are located inside the cabinet above the toilet. A hair dryer and additional toilet paper are located under the bathroom sink.
This home features two washing machines and dryers located in the laundry room at the rear of the property. We provide laundry detergent and dryer sheets for your use. There is also a laundry hamper available for your use. Please place any soiled linens or towels inside the hamper at the conclusion of your stay.
In the kitchen, a full complement of pots, pans, cooking utensils, silverware, plates, cups, and dishes are provided. The home is also furnished with a full set of stainless steel kitchen appliances, including a dishwasher. Several dishwasher tablets are provided for your use under the kitchen sink. A dish drying rack, sponge, and dish soap are provided for hand washing dishes. The dish soap is located inside the canister on the right corner of the sink (to the right of the faucet). We also store some cleaning supplies and extra trash bags under the kitchen sink for your use. Also provided is a K-Cup coffee brewer with coffee, tea, hot chocolate, cream, and sugar, which is located on the kitchen counter. A toaster oven is also provided.
This property features a brand new high efficiency boiler with a Nest thermostat. The thermostat is located in the dining room on the wall and can simply be turned left or right to be adjusted. The boiler also serves the hot water needs at the home. There is up a 60 second delay for it to fire up and provide hot water when you turn on the tap. During the winter months, please turn the heat down to 60 degrees when you leave for the day and at the conclusion of your stay. During spring time, please do not turn off the heat, simply turn down the temperature. We can see very drastic temperature swings in the White Mountains with moderate temperatures during the day and very low temperatures at night.
In order to ensure that we can appropriately clean the house in time for the next guest (often arriving on the same day as your check out), please ensure you are out of the house at or prior to the check out time of 10am. If you happen to need more time, please contact us in well in advance for prior approval. Please ensure any dirty towels are placed in the laundry hamper, all dishes have been cleaned (using either the dishwasher and provided dishwasher tabs or the sponge and dish soap), and the house is in generally good shape.
Full trash bags can be placed inside the green trash bin (with a gray top) located just out the kitchen entrance on a concrete pad. This is a wildlife proof trash bin that has a small latch located just under the lid in the center. Simply undo the latch to open the bin.
If something should happen to have broken during your stay, please contact us to report the damage as soon as possible. We want to ensure that the place is just as enjoyable for our next guests as it was for you.
